A practical guide to pricing your KynStay property so both you and your guests feel good about it.

What you charge is what you get

With direct payments — Venmo or Zelle (US), bank transfer, or however you prefer in your region — KynStay charges zero booking fees, zero service fees, and zero transaction fees. Your friend wasn't going to pay full price anyway

The biggest pricing mistake is comparing your KynStay rate to what a stranger pays on Airbnb. Your friend was never going to book at $1,000/night on Airbnb. The real comparison is:

  • A Your friend stays at your place for $375/night on KynStay → you earn $1,500 over 4 nights
  • B Your friend stays at a hotel → your property sits empty → you earn $0

Option A earns you $1,500 and creates memories. Option B earns nothing. The "$1,000 Airbnb night" is a mirage — it's only relevant for strangers you'll never meet.

Set your base rate at 70-85% of your Airbnb rate

You'll still net more per booking because there are no fees with direct payment (or just 5% with integrated KynStay payments, coming soon). If your Airbnb rate is $200/night (netting you $169), a KynStay rate of $170/night puts $170 in your pocket via direct payment — $1 more.

Add seasonal bumps for periods that genuinely matter

Don't set seasonal rates for every month. Focus on the 2-3 peak periods where the revenue difference is meaningful (holidays, local events, high season).

Use tier discounts to differentiate
